Office Property – Zurich, Opfikon
The investment property comprises the seven-story, fully leased "Portikon" office building located in Glattpark in Zurich-Opfikon. Construction of the building, which features an atrium, was completed in September 2009. The two main tenants, Baxter Healthcare S.A. and Takeda Pharmaceuticals International GmbH, operate in the pharmaceuticals and healthcare industries and together have leased around 90% of the available net leasable area until 2019. Portikon is one of the largest buildings in Switzerland designed and built according to the Swiss Minergie-P® standard, which is comparable to the German Passivhaus standard for energy efficiency. The property is the first project by the Swiss subsidiary of HOCHTIEF.
The total financing amount for the investment company is CHF 142 million. The forecast distribution will amount to 6.25 percent annually starting in 2010. At the beginning of 2014, the return is projected to increase to an annual rate of 6.50 percent. By 2024, the company will make distributions exclusively by way of tax-free par value reductions. Subsequently, there will be a combination of par value reductions and payment of a dividend.
The shares of ACRON HELVETIA VII Immobilien AG (stock market symbol: AHGN) have been listed on the BX Berne eXchange since October 17, 2011.
